Run both dove (Sept–Oct) and duck/goose (Nov–Jan) seasons, or simply open a few more weekends, and clearing an extra $10,000 a year is well within reach — off land you already own.

All you do is list your property and open the gate. We handle the bookings, coordination, notifications, payments, and processing.

With a Landowner account you can:

  • List your property with your own pricing and daily hunter capacity
  • Choose which dates within the legal hunting season you'll make available — block any dates to fit your schedule
  • Handle bookings your way: review and approve each request yourself, or turn on automatic approval when you create your listing
  • Get paid by direct deposit through Stripe after the hunt completes
  • Post to the Lease Board if you'd rather lease to a professional guide than host hunts yourself — on guide-run hunts, the guide is paid through the platform and your lease income comes directly from your agreement with them

Every hunter signs a liability waiver electronically before your contact information is ever exchanged — it's built into the booking process, not something you have to manage.

Your contact and exact location — released only 48 hours out

When you list, you drop a pin on your exact hunt area — a field, a blind, a gate. That pin never appears on the public map; hunters browsing only ever see your county. Once a hunter books, the platform releases your phone number and that precise field location to them exactly 48 hours before the hunt, and not a moment sooner. Nothing is shared before a booking, and your home address is never exposed — you decide where to meet.

Your cut is not a listing fee — it is a full back office. On every booking, we handle:

  • Marketing your property to hunters across Texas — you are not chasing your own leads
  • Secure booking and payment — the money is captured before anyone sets foot on your land
  • A legally binding liability waiver and hold-harmless, signed by every hunter before your contact information is ever shared
  • Hunter vetting — you approve who comes, and a conduct-and-strike system removes no-shows and bad actors
  • Your phone number and property location stay private until 48 hours before the hunt — your home address is never shared, so you arrange where to meet
  • Automatic email and text reminders so hunters arrive prepared and on time
  • Weather alerts on your hunt dates
  • Scheduled direct-deposit payouts, with dispute resolution if a hunt goes sideways
  • A back office that tracks what Texas requires — season dates, daily capacity, licensing
  • Real-person listing review and support — not a faceless queue

Why a booking fee at all?

Because free is what the handshake network already offers — and the handshake network leaves you sourcing your own waivers, chasing your own payments, fielding calls at all hours, and finding out about licensing rules from a game warden instead of a partner. Every BBOS booking carries a signed waiver before contact is exchanged, payment secured before anyone steps on your land, and a back office that knows what Texas requires of you. You’re not paying for a listing. You’re paying for the parts of this business nobody enjoys doing.

Your protection, built into every booking

Every hunter electronically signs a liability waiver and hold-harmless agreement before your contact information is ever exchanged — it’s a hard gate in the booking flow, not a paper you have to chase. We encourage every landowner to carry general liability coverage for hunting and agri-tourism activity; the specifics are laid out in the Landowner Terms. BBOS is a marketplace — we don’t sell or arrange insurance, and your policy is between you and your carrier.
